The research
Let's fix an appointment to get to know each other.
If you are not familiar with Berlin and its districts, we will discuss together which neighborhood would be most suitable for your needs and your budget.
If you already have a favourite area here in Berlin, we will define together detailed research criteria in order to find the best possible property for you:
- district / street
- floor / position ( ground floor - attic)
- ground plan sqm / rooms
- financial investment (with / without loan)
FIND your APARTMENT!
First choices and viewing
According to your criteria, we select the apartments you could be interested in. We pre-choose for you from our portfolio and from the network of real estate agencies we cooperate with.
We can offer you either standard real estate agency service for one of our apartments, or consultancy service for the research in our network.
After receiving the exposé with detailed information about the apartment, we will arrange a viewing.
YOU FOUND YOUR APARTMENT!
Your decision
Once you have decided which apartment you are interested in, we will get the complete documentation of the apartment and the whole building. You´ll get a concrete overview of your investment.
In case you have already found an apartment you want to buy and you need an accurate evaluation of your possible investment, we can offer you our support. We will verify all the information you have about the apartment. All you have to do is forward us the following documents, which you can get from the seller:
- protocols of the last condominium owners' meetings
- yearly extract of the maintenance reserve fund
- economic plans
- energy certificate
- Partition deed
These documents will enable us to estimate possible future expenses related to the apartment and most importantly: to define the strategy for a possible negotiation of the purchase price.
Agreeing ON the PURCHASE PRICE
the negotiation
Usually it is possible to negotiate the initial purchase price. Negotiations can vary considerably according to the goodwill of the seller.
We can serve as intermediary between you and the seller and help you to reach a balanced final price.
After the purchase price has been agreed, you will proceed with the reservation of the apartment (which won´t be offered for the following 4 weeks to other prospective buyers). This way you´ll have enough time to apply for a loan.
Finally you will choose a notary who will prepare a draft of the purchase contract.
As a buyer, you have the right to choose a trusted notary. If needed we can suggest some bilingual notaries that can provide consultancy and a draft of the contract in your mother tongue.
Become the Property owner
the notarial deed
The purchase deed will be signed by seller and buyer in front of the designated notary.
Should one of the parties not be available for the signing of the deed, we can serve as representative. The signatory will sign the deed later in front of a notary or by any German embassy or consulate.
The official deed is in German. Should the translation of the draft not be sufficient, you can request a translation of the official deed.
The notarial deed is valid once seller and buyer have signed it.

after the deed
After signing the purchase deed, we will assist you with the following steps:
- the notary takes care of the inscription of the new owner at the local institutions as indicated in the deed (pre-registration of the buyer or the bank (in case of loan) at the land registry), property taxes and introduction of the new owner to the property management (if their approval is required).- with each of the above mentioned steps completed, the notary sends the buyer an official document requesting to pay the purchase price.
- the seller confirms the notary that he has received the payment.
- The handover can take place as noted in the notarial deed (usually the day after the payment or at the first day of the following month).
- With the official handover, all responsabilities and rights regarding the apartment will pass to the new owner.
- The inscription in the land registry will be completed 2-3 months after the signing of the deed (procedures by the local institutions are quite slow).
We will be at your service during the whole process and will support you with any information you may need. Once the purchase is completed, we can take care of the administration and property management of your new apartment and if necessary: even of your relocation.
